The changeover bottleneck

If you run an Airbnb in Brisbane, you already know the changeover routine: guest checks out by 10, cleaner is in by 11, next guest is at the door by 3 — and somewhere in that 5-hour window, the sheets, towels, robes and bath mats all need to be back on the bed and on the rail.

Most hosts handle linen one of three ways:

1. Wash it themselves between guests at the property 2. Multiple linen sets, washed during the week and stored 3. Outsource the laundry to a pickup service like us

Option 1 is the worst time-trap. Option 2 needs storage and capital outlay. Option 3 is what most growing Brisbane hosts settle on once they have more than one property.

Why in-property washing kills your time

Running a wash + dry cycle takes 2 to 3 hours from go to fold. That's the same window your cleaner is trying to finish in. The cleaner can't leave with damp sheets on the line. You can't show up with the next guest while a dryer is still going.

• Keep a double set, and rotate — pickup at one changeover, delivery at the next

Both work. The second is more forgiving — you've always got fresh linen on hand.

What it costs

For a typical 1- to 2-bedroom Airbnb, a single changeover's linen — sheets, pillowcases, bath towels, hand towels, bath mats, and robes for two guests — typically runs 4-5 loads once you actually weigh the volume. That's $110–$135 ex-GST, which automatically triggers our 5% volume discount (applied to any pickup over $100 ex-GST). With the discount the final inc-GST cost lands at $114.95–$141.08 per changeover.

Larger properties (3+ bedrooms, multiple guest sets) often go to 6-7 loads — same 5% discount applies, landing at $167.20–$193.33 inc per changeover. Properties hitting 8+ loads (multi-unit short-stay, big group bookings) drop to the 10% discount tier.

The 2-load minimum ($60 + GST = $66 inc) is the floor — it applies if your changeover is genuinely lighter (a studio, a one-night turnover, or a property where guests barely used the linen). Most multi-guest changeovers exceed it.

Free pickup and delivery is included. There's no contract, so you only pay per changeover. If a property sits empty for two weeks, you don't pay for the gap.

We fold to a presentation standard so the cleaner doesn't have to refold or reorganise on arrival. Sheets folded by size, towels stacked, bath mats and robes separated. The cleaner walks in, makes the beds, hangs the robes, and the changeover is done.
