It's 9am Sunday. Three of your 12 properties have late check-outs.

Two Fortitude Valley properties were always going to be 11am check-outs. Now Teneriffe has called — guest extended to noon. Your cleaners are scheduled for 11. They'll be on-site within an hour after that. The next guests at all three properties check in at 3pm.

The way the laundry currently works, dirty sheets sit at each property until your cleaner runs them through the on-site machine. With three properties tight on time, you're going to have at least one cleaner finishing in damp linen at 3pm and a guest at the door.

Why it never happens with us: Switch the laundry off the on-site model entirely. We pick up dirty linen as your cleaner finishes, drop clean folded linen back to each property in time for bed-making, and the changeover stops being constrained by the cycle time of one washing machine in someone's apartment.

The multi-property logistics problem

On-site washing breaks down at portfolio scale. A washing machine cycle takes 60-90 minutes — and you need it finished, dried, and folded before the next guest arrives. With one property and a long gap between guests, that's fine. With 6, 12, or 20 properties and tight 10am-to-3pm changeover windows across all of them, it stops working.

Most property managers we work with started with on-site machines and switched to outsourced pickup once the portfolio grew past 5-6 properties. The maths is mostly about cleaner time — the cleaner finishing on damp linen, the guest at the door early, the linen disaster that turns into a 1-star review for a different reason.

How we coordinate pickup across a portfolio

We work with you to map pickup windows aligned to your standard check-out times. Most multi-property managers settle into a 10am–11am collection round across nearby suburbs, with a same-day or next-morning return to be ready for the 3pm check-in.

Properties don't have to be on the same schedule — Fortitude Valley townhouse on Sundays, New Farm apartment on Tuesdays, Teneriffe loft on Fridays. We coordinate across the calendar so each property gets pickup when it needs it, not on a forced common slot.

Pricing and how it scales

Same per-load pricing as our single-Airbnb customers. $60 + GST flat for the first 2 loads per changeover, $25 + GST per additional load. Most 1-2 bedroom changeovers run 4-5 loads — and the automatic 5% volume discount kicks in at 4 loads, landing changeovers at $114.95-$141.08 inc per property. Larger 3+ bedroom properties typically run 6-7 loads ($170-$197.95 inc with the discount).
